Kitchen Questions:

How much of an overhang is there on the side the chairs are on?

There is a 10” overhang on the rear of the island

Is it a gas range, dual-fuel or all-electric range?

The oven and surface cooktop are gas

Do the stoves vent out externally?

Yes

Will the stove vent be boxed in?

The Stove vent will be boxed in individually

Is there a soffit above the cabinets or is it open?

There is no soffit above the cabinets

How tall are the upper cabinets?

The uppers are 48” tall

What size is the kitchen fridge? Is it the same for all units (1 and 2 beds)?

All kitchen appliances are Bosch. The fridge is the only appliance that changes between 1 and 2 bedroom units. It switches from the larger double panel in the two bed floor plan to a slimmer one-door version in the one bedroom units.

Bathroom Questions:

Is there tile around the master bath shower?  

Yes

What size are the washer/dryer?

The GE Front Load Washer and Dryer with UltraFresh Vent System is a 32 x 28 stacked system. 

Is there a vent for the dryer or is it ventless?

All dryers are vented externally

Is there a parking map?

Yes, we can share a numbered parking map so that you know which space goes with which unit.

Is there insulation between the interior walls that abut the neighbors unit? 

All demising walls between units have full cavity insulation and double 5/8” sheetrock.  Demising walls between units and public halls have full cavity insulation, double 5/8” sheet rock and resilient channel

Is there insulation or soundproofing between the floor and the ceiling? 

All ceilings have 6” insulation in between the joists.  They also have resilient channel and sound decoupling clips in addition to double 5/8” sheet rock.  All floors have ¾” plywood, dampening matts and gypcrete subfloors beneath the wood floor finish

Bedroom Questions:

If the buyer comes in before a unit has been painted, they may choose their preference of the “warm or “cool” palette.

Do the windows have screens? 

When operable, the windows will have screens. With this style, the screens sit on the inside of the window. Operable windows are in every unit but vary from unit to unit which ones are operable.

General Questions:

When will the building be ready for occupancy?

This 28 unit building is expected to be ready for occupancy in the fall of 2021.

Do you have condo docs to share yet?

There are draft condo docs and a budget which are shared as soon as an offer is signed.

How many units have to be sold before the developer turns it over to the association?

The developer will turn over the Owner’s Association once all units have closed.

Are there pet restrictions?

Dogs and cats are allowed. There are certain breed restrictions for dogs.

When does the developer have to decide on a management company?

The developer will award the initial Management contract prior to the closing of the first unit.

Does a buyer have to contribute any money toward a reserve fund at closing?

Buyer to pay into a reserve fund the equivalent of 2 months condo fees at closing.

Are there any additional fees due from the buyer at closing?

There are no additional fees due from the buyer at closing.

Garbage and recycling - how is this being handled? 

There is a trash room on the first floor of the building (leading out to the parking lot).  All trash and recycling can be brought there. Management will remove it from there.

Will the developer purchase roof furniture, patio furniture and gym items?

Yes. They will be installed prior to occupancy

How many of the units are affordable housing? When do the affordable units become available?
